1. Acceptance of Terms
By downloading, installing, or using livehauz ("the App"), you agree to be bound by these Terms & Conditions ("Terms"). If you do not agree with any part of these Terms, please do not use the App.
These Terms apply to all users of the App, including buyers, registered agents, and guests.
2. Description of Service
livehauz is a luxury real estate marketplace that:
- Allows verified real estate agents to list and manage residential and commercial properties.
- Allows buyers to browse listings, save properties, contact agents, and explore neighbourhoods.
- Provides in-platform messaging between buyers and agents.
- Facilitates callback scheduling requests.
- Hosts a community forum where users can create groups, post discussions, and share knowledge.
We act as a marketplace platform only. livehauz is not a real estate brokerage, does not represent any party in a transaction, and does not guarantee the accuracy of any listing or agent claim.
3. User Accounts & Roles
You must create an account to access most features of the App. When registering you agree to:
- Provide accurate, current, and complete information.
- Maintain the security of your account credentials.
- Notify us immediately of any unauthorised use of your account.
- Take full responsibility for all activity under your account.
Buyer: May browse listings, save favourites, contact agents, and participate in the community.
Agent / Broker: May publish property listings, manage a professional profile, receive buyer enquiries, and participate in the community. Agent accounts require identity and license verification before listings become publicly visible.
4. Agent Verification & Listings
All agent accounts undergo a manual verification process by the livehauz team. Until an agent is verified, their listings will not appear in buyer search results and their profile will show a "Pending Review" badge.
By submitting a listing, agents confirm that:
- The property information is accurate and not misleading.
- They are authorised to list the property (as the listing agent or with the owner's consent).
- Photos, videos, and descriptions do not infringe any third-party intellectual property rights.
- The listed price reflects a genuine, good-faith market price.
livehauz reserves the right to remove any listing that violates these requirements without notice.
5. How We Earn
livehauz is free to download and use. We earn revenue through three streams:
1. Advertising (Google AdMob)
We earn from ads served by Google AdMob throughout the app. This is what keeps livehauz free for all users. AdMob may collect device identifiers to serve relevant ads, governed by the Google Privacy Policy.
2. Pay Per Lead
Agents can choose to pay a fixed fee each time a verified buyer sends them a direct enquiry on a listing. This is on top of the free ad-supported experience.
- Charged only when a buyer actively contacts you through the app.
- Fee is shown clearly before activation.
- A lead is counted when a buyer sends the first message on your listing.
- Fees are non-refundable once a lead is delivered.
- livehauz does not guarantee any minimum number of leads or sales.
3. Commission Based
Agents can instead list for free and pay a small pre-agreed commission only when a sale closes through livehauz.
- Commission rate is agreed before the listing goes live.
- Calculated on the final sale price.
- A sale is "via livehauz" when the buyer first contacted the agent through the app.
- Commission is due within 14 days of the closing date.
- Failure to report a completed sale may result in account suspension.

6. Messaging & Callbacks
All communication between buyers and agents must take place through the livehauz messaging system. By using our messaging features, you agree:
- Not to share personal financial details through messages.
- Not to use messages to harass, spam, or mislead other users.
- That message content may be reviewed by our team in response to a reported abuse complaint.
Callback requests are a scheduling tool only. livehauz does not guarantee that an agent will call at the requested time.
7. Community Guidelines
The livehauz Community is a space for respectful real estate discussion. You agree not to post content that:
- Is defamatory, abusive, threatening, or hateful.
- Constitutes spam, unsolicited advertising, or pyramid schemes.
- Violates any applicable law or regulation.
- Infringes the intellectual property rights of any person.
- Contains false or misleading market information.
livehauz may remove any community content that violates these guidelines and may suspend or terminate accounts of repeat offenders.
8. Prohibited Conduct
You must not:
- Impersonate any person or entity, or falsely claim affiliation with any organisation.
- Use automated tools, bots, or scrapers to access or collect data from the App.
- Attempt to gain unauthorised access to any part of the App or its infrastructure.
- Use the App to facilitate any illegal real estate transaction or money laundering.
- Post properties you do not have the right to list.
- Manipulate ratings, reviews, or any ranking mechanism.
- Attempt to reverse-engineer, decompile, or disassemble any part of the App.
Violation of these prohibitions may result in immediate account suspension and legal action where warranted.
9. Intellectual Property
The livehauz name, logo, design system, and all original App content are the intellectual property of livehauz and are protected by applicable copyright, trademark, and other IP laws.
By publishing content on livehauz (listings, photos, community posts), you grant us a non-exclusive, royalty-free, worldwide licence to display, reproduce, and distribute that content within the App and for promotional purposes. You retain ownership of any original content you create and upload.
10. Disclaimers & Limitation of Liability
THE APP IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND.
livehauz does not warrant that the App will be error-free or uninterrupted, that listing information provided by agents is accurate or current, or that any property transaction will be completed successfully.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, livehauz shall not be liable for any direct, indirect, incidental, or consequential damages arising from your use of the App, loss of property value, failed transactions, or misrepresentation by agents.
11. Account Termination
You may delete your account at any time from the Profile tab → Delete Account. Upon deletion, your listings will be removed from search results, your profile will no longer be publicly accessible, and personal data will be purged within 30 days.
livehauz may suspend or terminate your account without notice if you violate these Terms, engage in fraudulent or illegal activity, or misrepresent your identity or credentials as an agent.
12. Changes to These Terms
We may revise these Terms at any time. When we make material changes, we will notify you through the App or by email at least 14 days before the changes take effect. Continued use of the App after the effective date constitutes your acceptance of the changes.
13. Governing Law
These Terms are governed by and construed in accordance with the laws of the jurisdiction in which livehauz is incorporated. Any disputes shall be subject to the exclusive jurisdiction of the courts of that jurisdiction.
